As long as you have CG-NAT IP on your router (e.g. 100.89.XXX.XXX), no matter what you do, you will not be able to have direct port forwarding.
If you are receiving a public IP (i.e., your IP on router and entering ipinfo.io is the same) then, change your server IP to the local IP of the computer hosting the application (e.g. 192.168.1.100) and try again.
