partners get priority access man. they probably had access to the code as it was being developed.

this means that developers behind custom mods can now start working on it. i think. so look for custom builds of ICS for existing models coming out soon!

I m sort of confused with this term "Custom Builds". Is something different from what the Manufacturer provides us, or is it the same?

Okay - take it this way (in order of increasing customization)1) Actual Google Release (Open Source but Google release)2) AOSP - Android Open Source Project (Open Source - for developers all over the world)3) Manufacturer Version (Adding few personal touches - like TW launcher by Samsung, HTC Sense by HTC etc)4) Custom ROMS - based upon point 2 or 3 - tweaking the apps, rebuilding the kernel etcFor point number 4 - It starts when Google/manufacturer releases the source code for everyone

Point number 3 is more than enough for 75% of users ...but knowing what other 25% users get to experience is motivation enough to venture for custom ROMS.

After installing custom ROMS - you can go back to manufacturer version in 10 minutes and get the phone in a state where warranty is NOT void

just encouraging you to venture a little ...take the entire backup of your current phone and give one custom ROM a shot - if you dont like it .......then
a) restore your backup (like windows system restore)
or
b) connect your phone to Kies (in case you have Samsung - which i assume you do) and restore the official manufacturer released ROM

No they do not void warranty and you can anytime be back on your manufacturer's state with just one flash
