Ping is good for me too. Forum main page or sub-forums open instantly. But when I try to open any thread, it takes long time, almost 1~2 minutes for whole thread to be displayed.

Can you check if same behavior if logged out? Can you test on another ISP?

Can't test another ISP as I am browsing through office internet. But same lag observed after not logged in.

When I open any thread, page will stuck as above for 20 seconds before full thread is displayed. Even vertical scroll bar is not available to scroll. After 20 seconds posts appear, but "establishing..." message continues to appear for a while until whole page is loaded.

Not sure if our office firewall has any role in this :wasntme:

Right. It seems to be halting where I have an inline frame included in the page. Can you disable ABP and similar apps and try?

If there is an option to disable IFRAMES in ABP or the app you are using, try disabling that and see if it works after enabling ABP again.
